Hoan Bridge

You just have to scratch your head and wonder why some ideas are floated. Take for example the Hoan Bridge discussion. The thought is if it wasn't there it would open up the Jones Island area to development. That's what was said about the Park East Freeway. I don't know if you have seen North Water street lately but the proposed hotels etc. have not been built. There is vacant land downtown as a result. Do commuters want to wait for a lift bridge or drawbridge? The reason the Hoan was built in 1977 was so drivers wouldn't have to stop when ships entered the Port of Milwaukee. How long would it take for the area under the Hoan to be developed? 20 years? 50 years? Is there any reason why we shouldn't keep the Hoan Bridge? What do you think? Shouldn't the discussion be about adding bike lanes?

The more you put down, the less you finance and the lower your payment. Another way to lower your payment is to do a 40 year term. It won't have much of a payment affect unless you have a large loan amount. For example $200,000 at 6.25% on a 30 year fixed mortgage is about $1233 a month. The same loan amount on a 40 year term at 6.375% is about $1153 a month. So a 40 year term would save you about $80 a month in this example.

FHA Mortgages Available

An FHA mortgage is a great product for a first time homebuyer to buy with as little as 3% down.
Generally, the term is a 30 year fixed loan and the rates lately are below 7%. An advantage of an FHA loan is the approval guidelines are easier than a traditional conforming loan. Another advantage is that you can do a streamline refinance in the future with limited documentation as long as you have a good payment history.

The monthly mortgage insurance that you pay because you are putting less than 20% down is less than it would be on a monthly basis with a conforming loan. The reason for this is because most of the mortgage insurance is financed up front in the loan amount which allows you to pay less monthly.

For the downpayment of 3% gift funds may be used. The loans require an escrow account which simply means the property taxes and homeowners insurance are paid monthly with your mortgage payment so you never have to worry about coming up with a tax payment at the end of the year.
